How quickly will I hear back after submitting the form?

Usually within a few business hours, always within one business day. The first conversation is short: your goals, the property basics, and scheduling a walkthrough if you want to proceed. No scripts, no pressure.

Is the offer really free? Where's the catch?

The offer is free and no-obligation; our economics come from buying below retail value, renovating, and reselling, which we explain openly. The trade-off isn't hidden fees; it's price versus speed, certainty, and zero repair or commission costs. Whether that trade makes sense depends on your house and situation, which is why we show the math.

How is your offer calculated?

After-repair value (from real comparable sales) minus repair costs, minus our holding/resale costs and margin. Every written offer itemizes these. The full explanation is on our How It Works page, and our calculator lets you run the formula yourself.

Do you charge any fees or commissions?

No. No commissions, no service fees, no closing-cost surprises, we cover typical seller closing costs. From the offer price, the only deductions are things you owe on the property itself: mortgage payoff, liens, or prorated taxes, all itemized by the title company on your settlement statement.

What kinds of properties do you buy?

Single-family houses, condos, duplexes, and small multifamily, in any condition, occupied or vacant, including inherited, tenant-occupied, fire/water damaged, and code-violation properties, across the US.

Will you buy my house directly, or are you wholesalers?

Depending on the property and market, we either purchase directly or bring in one of our vetted local buying partners to be the closing buyer, the industry calls that assignment or wholesaling. We disclose which is happening in your deal before you sign, your offer doesn't change either way, and every closing still runs through a licensed title company. What we never do is sell your contact information as a 'lead.'

How should I protect myself when dealing with any cash buyer?

Five checks: (1) verify their title company or closing attorney exists and knows them; (2) get every offer and term in writing; (3) never pay any upfront fee; (4) expect earnest money deposited in escrow; (5) ask directly whether they'll assign the contract and whether the price can change before closing. A legitimate buyer, us included, welcomes all five.

What if I still have a mortgage on the house?

Completely normal. The title company obtains your payoff figure from your lender and pays the mortgage from the sale proceeds at closing; you receive the difference. This works even with second mortgages, HELOCs, or liens, they're paid in priority order on the settlement statement.

Can I change my mind after accepting an offer?

Before signing a purchase agreement, absolutely, an accepted offer isn't a contract. After signing, the agreement governs, but we build in a review period and we don't play games with sellers who have second thoughts; a sale you regret is bad business for everyone. Ask us about the exact terms before you sign, and have an attorney look at anything you're unsure of.

Do you negotiate?

On inputs, yes. Our offers come from explicit numbers, if you have contractor bids, comps, or information that changes the ARV or repair estimate, show us and the number moves. What we don't do is start low expecting to be haggled up; the first offer is the real one.
